Declare the host payouts

Airbnb, Booking.com, or private short-let receipts are rental / trade income. The platform fee is a cost, not PAYE. A spare room in a primary home still produces taxable income. Auto-assessment often cannot see this.

Costs of that activity

Cleaning, guest toiletries, platform commission, a share of rates, levies, electricity, insurance, and interest on a loan for that property where the law allows it. Apportion if you also live there: guest-night or floor-area, consistently. Your own groceries are not guest costs.

Selling later

Provisional and VAT

Questions

Is a few weekends a year still taxable?
Yes. Small does not mean exempt. Keep the host statements.
Can I deduct the bond instalment?
Interest on a loan for that income-producing property can be. The capital repayment is not.
